SUBJECT:                Transfer of Escheated Property from Broward County to North Lauderdale (Manchinille Property Folio No. 484134030020)

 

Please be advised that ownership of the above-referenced property has been transferred from Broward County to the City of North Lauderdale as an escheated property. No action is required by the Commission to accept the ownership of escheated properties. The item is being presented for information purposes only

 

Background

This property is located north of the intersection of 81st Avenue and Southgate Boulevard, behind Royal Gardens.  It lays under the FPL utility lines making it unbuildable.

 

The property has been vacant and not maintained by the previous property for years.  The City took Code Enforcement action against the property owner which resulted in liens in excess of the value of the property.  The liens included the costs the City incurred to maintain the property in the absence of a response from the owner.  The property owner was also delinquent in property taxes which resulted in Broward County escheating the property.  As evidenced by the attached letter, the City petitioned the County to convey the lot to the City pursuant to Section 197.592(3) of the Florida Statutes.   On November 17, 2009, the Broward County Commission adopted a Resolution conveying the property to the City as requested.

Recommendation:

City Administration recommends that the property be rezoned to Utilities for use as City’s storage facility and canal access point by the Public Works Department.  Should the Commission concur with this recommendation; staff will prepare the item for consideration by the Planning and Zoning Board to be forwarded to the City Commission for final action.
