Permits

The Building Permitting Section issues building permits and schedules inspections for compliance with the South Florida Building Code. This division processes permit applications including required plan reviews for the following disciplines: Structural, Electrical, Mechanical and Plumbing.

A permit can be pulled by a licensed contractor, or a homeowner that resides at the property (an owner/landlord who does not reside on the property cannot pull a permit).

A minimum deposit of $75 is required at the time the permit application is submittedl.
Homeowner's/Condo Association approval of the work to be done is required, if applicable.
Once the permit is issued, the permit card must be visibly displayed during any ongoing construction.
Required inspections must be called in before 3 pm to schedule next working day inspection.
Permit card and plans must be visible and readily accessible at the time of inspection.
If for any reason the inspection is not approved, a $50 fee will be applied.

This department also issues permits for special events and special event signs. Outdoor sales, carnivals and grand openings are considered special events.

Any temporary sign announcing a special event would also require a permit.

Garage Conversion
The following items are needed when applying for a permit to convert a garage into a room.
Building, Electrical, Mechanical and/or Plumbing permits, if applicable.
Raise garage floor to level of house, if applicable.
Two (2) sets of plans/drawings, with Architect/Engineer seal, if necessary.
Two (2) copies of Survey.
If required, widen driveway to accommodate 2 vehicles (minimum 18'; maximum 27' wide)
Two (2) copies of Metro-Dade Product Approval documents for any doors or windows.
Other fees and/or requirements may apply.
Driveway
The following information is needed when applying for a Driveway permit
Building permit application.
Two (2) copies of Survey indicating driveway modifications/expansion with dimensions and setbacks.
If driveway is installed in an easement, an Easement Release form must be completed.
No driveway or driveway apron may exceed 27' in width. Circular driveways are permitted, provided: additional secondary driveway does not exceed 10' in width, principal driveway does not exceed 20' 6" in width and existing or proposed apron does not exceed 12' in width.
Any new driveway portion, which intersects a sidewalk, requires the sidewalk to be framed separately and be increased to a minimum of 6" in depth.
Sheds
The following items are needed when applying for a shed permit.
Building Permit application.
Two (2) copies of Survey indicating shed dimensions and setbacks to property line.
Two (2) copies of Metro-Dade Product Approval documents.

Sheds having 80sq ft or less of enclosed floor area, under 8' in height and no side measuring longer than 12' in length, may be placed a minimum of 3' from the property line. Any shed not meeting these criteria must meet structural setback requirements for the applicable Zoning District. Sheds are not permitted in front yard. Shed may not be located closer than 5' to principal structure, unless permanently attached to principal structure. A shed may not exceed 12' in height under any circumstances. Sheds are not allowed in a Utility Easement.
Fences
The following items are needed when applying for a Fence permit.
The maximum fence height permitted is 6'. There are special restrictions for corner lots. The decorative side of a fence must always face out. Fences are not permitted in front yards. Fences on corner lots must maintain access to motors.
Building Permit application must indicate fence type - shadowbox, chain link, etc.
Two (2) copies of survey indicating fence location and linear footage.
If the fence is being installed in an easement, an Easement Release form must be completed. If located in Seaview/Silverado or North Lauderdale North Park Section 5, additional restrictions will apply.

Slabs, Decks and Screen Enclosures
The following items are needed when applying for a permit for a concrete slab, deck, or screen enclosure.
Building Permit application
Two (2) sets of Plans with applicable details, sealed plan if necessary.
Concrete slabs or decks, provided they are no higher than 6" above the finished grade, require a minimum of 2' side or rear setback. Solid roof screen enclosures must adhere to setback requirements for the applicable Zoning District.
No patios, decks or screen enclosures are permitted in the front yard.
Slabs and screen enclosures must adhere to the minimum open space requirements for the applicable Zoning District.
